Landlords Term and Conditions
Let only service.

8% of the number of months gross rental that are created in the tenancy plus VAT, (min fee £250 + vat).

This fee is collected by us from the first month’s rental and the applicable deposit.

Renewal fee will be 8% on the number of months created in the agreement.

For this we will provide.

1) Marketing and tenant find
2) Arrange viewing
3) Tenant referencing
4) Arranging an inventory (extra charge).
5) Checking the tenant in
6) Drawing up the tenancy agreement (extra cost).

Rent collection Services

9% of rental received each month plus VAT.

In addition to point 1 to 6 above, we will also collect the rent from the tenants each month. Having deducted our fees the rent then  will be paid into your account within seven to ten days.

Full Management service

10% of rental received each month plus VAT, In addition to all the above.

1) Monthly statements of account (if required)  

2) Arranging repairs. Estimates are obtained and submitted to you for your approval prior to works being carried out. Apart from an emergency.

3) Arranging to check the tenant out.

4) Quarterly inspections.

5) Transfer of utility accounts and council tax.

Prior to letting
We strongly recommend that your property is professionally cleaned prior to any tenant taking occupancy, in order to avoid any complications at the time of check out, for an example the carpets were cleaned at the beginning and have not been cleaned at the end, the tenant can be charged for this out of their deposit. We can arrange for the cleaning unless you have your own cleaners. If that is so we would like a copy of the cleaners invoice for our records.

You must ensure the property is fit for the purpose of letting and strictly adhere to all current legislations, (Gas appliances act 1993, Electrical equipment safety regulations 1994). It is the responsibility of the landlord to ensure that all machines, appliances and white goods are in full working order and have been recently serviced/checked for safety and have clear instructions for their use.

Gardens (If applicable) should be in good reasonable condition. This can be detailed is the inventory.

Marketing
Professional marketing is the key to success. Each property that is placed with Malik Charles & Co UK LTD will be advertised through local advertising and publication, the property news, on the internet, direct mailing and on the Rightmove. All our prepared details are in full colour and if there are any special marketing required for your property we will be happy to discus.

To Let – Let Agreed Signs Boards

From our past experience, we have found that this can be a very efficient way of finding a tenant. If you require this sign out side your property there is no extra charge.

Viewings
We prefer accompanying each viewing using keys provided by you, or meet you at the property with the prospective tenant at the arranged time. We do not allow tenants to view your property unaccompanied. If the property is occupied all visits are strictly by appointments.

References 
We normally take a small deposit from a tenant to confirm their interest in your property, we then agree terms with you. We always make every effort to find suitable tenants for your property. Reference is upon request, through UK referencing agencies.
Relaxed terms and conditions are sought for DHSS applicants by us, at landlord’s instructions/discretion.

Inventories
Inventories are essential for both parties the landlord and the tenant whether the property is furnished or unfurnished, to eliminate dispute arising in respect of any discrepancy. (From £150.00 + VAT)

Consent for Letting
Due to section one of the accommodation agencies act 1953 we would require satisfactory documentary proof of legal entitlement to grant tenancy. If the property is registered with the land registry we reserve the right to aquire office copy of entry.

By signing these terms and conditions you confirm that you are the rightful owner of the property and therefore entitled lawfully to enter into the tenancy agreement.

Deposit
We will collect the deposit along with the initial rental payment from the tenant at the commencement of tenancy. We will not hold the deposit but forward it to the deposit protection service on behalf of the tenant who issues a certificate for us and the tenant.

Sale of Property
If sale of your property is to our tenant or through our tenant or through us, our commission of 1.5% becomes due.
